Vail Valley numbers are UP for 2011!
Land Title just released their first quarter real estate market analysis for Eagle County 2011 and recorded the highest number of transactions in 3 years! This positive news is attributed to a number of sales on both the high and low ends of the market. There were 129 transactions in the month of March, the most since October 2008. Properties under $500,000 accounted for more than half of all transactions, and a notable 12 transactions over $2 million (with 2 over $5 million) eatablished strong numbers at the top end of the market.
From January 2011 through March 2011, there were 54 transactions on bank owned properties, indicating that about 20% of all sales are being sold by a bank. Optimistically, it appears that the bottom has been reached... Home prices have dropped significantly but transaction numbers have increased because buyers are aware of all the great deals and increasing interest rates. Looking forward, I think we all feel this summer will be a very active one in Eagle County!
