Vail Valley Real Estate in 2009

Yes, its already 2010 and we are looking forward to a successful new year!  So here is a quick recap of 2009 real estate in the Vail Valley :
(This includes all areas from East Vail-Dotsero)

- Overall Number of Real Estate Transactions: 905 (57% of previous year)
- Overall Sales Volume: $870,667,022 (40% of previous year)
- Most successful month: September ($100,847,572 in Sales Volume; 123 Transactions)
- The majority of transactions were under $500,000
- The residential home average was 3 bedroom, 3.25 bath, 2560 square feet, sold for $1,193,876 ($454/sqft), sold at 90% of list price, and was on the market for 241 days
- Four Transactions closed over $10 Million each:
    * $11,250,000:  3365 Day Break Ridge, Bachelor Gulch
    * $15,500,000: 1378 Wildwood, Mountain Star
    * $15,500,000: 463 Borders Road, Beaver Creek
    * $15,950,000: The Lodge at Vail Chalets #13, Vail Village

 


We are anticipating a re-growth in our market for 2010.  Across the nation, home sales and home values have begun to increase, and it appears that consumer confidence in rising.  The extension of the first-time home buyer credit and addition of current home buyer credit, along with low interest rates, and a surplus of great inventory will lead us into the next decade!  Please feel free to email me at kerry@yourvailhome.com for additional market information
