In the last two weeks, 45 properties have gone under contract in Eagle County and it appears that our market has started to pick up!  So, here is a look at what is selling...
  • AVON-  The Westin Riverfront discount promotion had units priced at 35%-40% off, and got over 35 unit under contract (including 12 in the last two weeks).
  • BEAVER CREEK- Four proprties have gone under contract ranging from a 2-bdrm Elkhorn Lodge condo listed at $1,495,000 to a 7-bdrm single family home in Strawberry Park listed at $11,495,000.
  • VAIL- Ten properties including 2 Vail Racquet Club condos, a 2-bedroom condo Breakaway West (Sandstone), a 4-bdrm condo in Fall Ridge, a Vail Golf Course Townhouse, a Bishop Park townhome (Vail Village), a 5-bdrm duplex in East Vail, a 5-bedroom single family residence on Vail Golf Course, a 6-bdrm single family in Cascade Village/Glen Lyon, and 1 parking spot in Founders Garage.
  • EAGLE VAIL- Five properties in contract including 2 distressed properties- a short sale at River Oaks and a preforeclosure townhome.  Also, a Mountain Terrace income/rental property, a duplex on Deer Run, and a beautiful duplex on Daisy Lane/Whisky Hill that our wonderful clients are the proud soon-to-be buyers!
  • EDWARDS- Had 5 properties UC including a condo and single family residence in Singletree, a Riverwalk condo, and 2 bank owned/REO properties in Colorow/Squaw Creek and Pilgrim Downs
  • EAGLE- Saw 4 properties in contract including a short sale at The Lofts on Eagle River, a Bull Pasture and a Castle View townhome, and SF in Brush Creek

Keller Williams Realty Ranked as Top Real Estate Franchise by Industry Leader and Entrepreneur Magazine

                                                
AUSTIN, TEXAS (December 21, 2009) — Keller Williams Realty joined the ranks of the top franchises in the world last week, when the company was ranked as the No. 1 real estate franchise on the 31st Annual Franchise 500 list by Entrepreneur magazine. During the same week, the company was also voted the Most Recognizable Brand of Real Estate Franchises for 2009 in an industry-wide survey for the Swanepoel TRENDS Report.

According to the ranking in Entrepreneur magazine, the most important criteria to determine the top franchises included financial strength and stability, as well as growth rate and size of the franchise system. The magazine also looked at the number of years the company has been in business and the length of time it’s been franchising, in addition to start-up costs and financial data. Additionally, Keller Williams Realty made an impressive showing on the overall list, placing higher than any other real estate franchise.
The Swanepoel TRENDS Report is published by Stefan Swanepoel, a real estate industry speaker and insider. The survey was crafted to determine the Most Recognizable Brand for Real Estate Franchises for his report out in February 2010. The survey included votes cast by 11,000 plus real estate agents, who cast 390,000 votes to select the top 10.
Earlier in the year, Keller Williams Realty also received the highest overall satisfaction ratings from home buyers among the largest full-service real estate firms from J.D. Power and Associates for the second year in a row.

J.D. Power and Associates names Keller Williams Realty highest in Customer Satisfaction for the second year in a row!

                                               
Keller Williams Realty Receives Nod as the Highest Ranked in Customer Satisfaction

AUSTIN, TEXAS (September 2, 2009) —According to the J.D. Power and Associates 2009 Home

Buyer/Seller StudySM, Keller Williams Realty, Inc., the third largest real estate company in North

America, received the highest overall satisfaction ratings from home buyers among the largest fullservice

real estate firms for the second year in a row. The company also ranked second-highest

among home sellers in the study.

“We couldn’t be prouder. This is an achievement our associates have truly earned. It is the face-toface

interaction and the relationships they build daily that has impacted this study and elevated Keller

The study was produced by J.D. Power and Associates to measure home buyers’ and sellers’

Vail Valley Real Estate in 2009

Yes, its already 2010 and we are looking forward to a successful new year!  So here is a quick recap of 2009 real estate in the Vail Valley :
(This includes all areas from East Vail-Dotsero)

- Overall Number of Real Estate Transactions: 905 (57% of previous year)
- Overall Sales Volume: $870,667,022 (40% of previous year)
- Most successful month: September ($100,847,572 in Sales Volume; 123 Transactions)
- The majority of transactions were under $500,000
- The residential home average was 3 bedroom, 3.25 bath, 2560 square feet, sold for $1,193,876 ($454/sqft), sold at 90% of list price, and was on the market for 241 days
- Four Transactions closed over $10 Million each:
    * $11,250,000:  3365 Day Break Ridge, Bachelor Gulch
    * $15,500,000: 1378 Wildwood, Mountain Star
    * $15,500,000: 463 Borders Road, Beaver Creek
    * $15,950,000: The Lodge at Vail Chalets #13, Vail Village
